3.       Students are Social
 
Student property can be an excellent investment and can generate fantastic yields, but try to include a communal area. Some of our best performing student properties offer an open plan kitchen/living room where the student tenants can all relax together and watch a dvd on their flat screen tv.
 
4.       Broadband
 
Slow broadband equals unhappy tenants. Today’s students are forever tweeting or liking something or downloading music from iTunes, so broadband bandwidth and speed is VERY important to today’s student tenants. 
 
If you are providing broadband as part of the rental package make sure you have enough bandwidth for the number of tenants renting otherwise prepare for the constant moans and groans about broadband.

We have a very good relationships with many of the tenants of the Cardiff property we manage in particular a great bunch of guys who are Cardiff students  living in a House of Multiple Occupation (HMO) just off Whitchurch Road.
While visiting them this week two of the tenants  mentioned they have friends looking for property in the area, three separate groups looking for a 3 bedroom property, 4 bedroom property and a group looking for a 5 bedroom property ideally in located along Whitchurch Road, or one of the side streets such as “The Colonies”.
Then it dawned on me when I left this particular property on Australia Road, I looked up and down the street and saw a variety of Cardiff lettings agent boards, in particular one property directly across the road which is being advertised by two Cardiff property agents and has been available for rent since June this year.   But why haven’t they been let when I have just been told of three separate groups looking for similar?

Research has shown that 1.8m people in Wales are at risk of carbon monoxide poisoning because they do not have an alarm. What is staggering about this data is that research shows 74% of people are unaware that carbon monoxide - which has no colour, taste or smell - can kill, and only 15% realise it can cause brain damage.
The Carbon Monoxide - Be Alarmed group say only 38% of Welsh homes and Cardiff property own a carbon monoxide alarm and  are lobbying the Welsh government to amend building regulations to ensure carbon monoxide alarms are installed in new homes. "Secondly, providing an alarm should be part of a landlord's annual gas safety inspection."

The key findings of these statistics are:
·         Eighty-nine per cent of landlords were private individual landlords responsible for 71 per cent of all private rented dwellings, with a further 5 per cent of landlords being company landlords responsible for 15 per cent of dwellings.
·         More than three quarters (78 per cent) of all landlords only owned a single dwelling for rent, with only 8 per cent of landlords stating they were full time landlords.
·         The majority (54 per cent) of dwellings met the Decent Homes Standard though this rose to nearly three-quarters (74 per cent) for those let by new landlords. Over two-fifths (42 per cent) of all dwellings have had an Energy Performance Certificate.
·         Fifty-one per cent of all dwellings were acquired since 2000, 25 per cent in the ten years between 1990 and 1999.
·         In terms of formal letting and management practices, nearly all landlords and agents (97 per cent) made use of a written tenancy agreement, with 91 per cent requiring a deposit, and 84% requiring tenants to provide a reference.
·         Almost half (47 per cent) of all landlords were happy to rent to tenants on Housing Benefit (HB) or the Local Housing Allowance (LHA), with a further 21 per cent saying they would be encouraged to do so if payments were not made direct to the tenant.
·         In terms of issues considered a serious problem, 18 per cent of landlords or agents stated issues related to HB or the LHA, and 10 per cent the level of HB in the area. Issues not considered a problem by landlords were low demand (82 per cent), mortgage payments (76 per cent) and finding reliable builders (73 per cent).
·         A third (33 per cent) of landlords and agents, who had heard of the Housing Health and Safety Rating System reported that 58 per cent of the dwellings they were collectively responsible for had received some form of assessment for potential hazards.

Student Landlords: Applications for Welsh Universities Down 12.3 per cent

It has been well documented in the press that the potential tripling of course fees to £9000 per year at some universities has resulted in a 9% drop in University applications for 2012. So how what are the figures for Welsh University towns?

Welsh House Prices down 5.8%

Today, Friday 28th October 2011 has seen the release of the Land Registry House Price Index which has seen Welsh house prices drop a hefty 5.8 per cent from this time last years and a monthly change of down 1.7 per cent resulting in an average house price of £117,813 across Wales. The overall situation across England and wales as a whole is less dramatic with England and Wales combined seeing an annual fall of 2.6 per cent and a monthly fall of 0.3% with today’s average house price being £162,109.
How have Welsh house prices faired compared to the other regions across England? The only region to experience a positive annual price change is London with a movement of 2.7 per cent. The region with the largest annual price fall is the North East with a movement of-8.2 per cent. The North West saw the greatest monthly price rise with a movement of 1.0 per cent. The North East is the region with the most significant monthly price fall with a movement of -3.9 per cent.
Most Welsh regions have seen a fall in house prices with Bridgend seeing the largest annual fall of 9.6 per cent and Cardiff seeing a 2.9 per cent fall from this time last year with the average house price in the Welsh capital being £142,817. The only Welsh region to have bucked the trend is Merthyr Tydfil which saw a 1.9 per cent annual gain with the average house price now £73, 468.

Landlords Warned over New HMO Rental Rules

Landlords who rent out homes to students or large groups of other people have been warned not to get caught out by new House of Multiple Occupancy( HMO) rules.

The Association of Residential Letting Agents (ARLA) has said that many local authorities have indicated their intention to change the rules surrounding homes inhabited by groups of unrelated people, known as Homes in Multiple Occupation (HMO).

Until last year, landlords only had to apply for an HMO licence if the property had six or more unrelated tenants with shared amenities such as a bathroom or kitchen over three levels.

However, the rules – known as Article 4 – now cover any home with three to six tenants who share common facilities.

Demand for Buy-To-Let Mortgages Booming says Bank of England

Demand for buy-to-let mortgages has increased significantly in recent months as landlords rush to cash in on the continuing boom in rental prices, according to the Bank of England. The scramble to purchase rental properties is even leading would-be buyers to put in sealed bids in some areas of the south-east.


In its latest Trends in Lending Report the Bank said most major UK lenders reported demand for buy-to-let lending continuing to increase over the summer, reflecting rising rental yields.

UK unemployment rose by 114,000 between June and August to 2.57 million, a 17-year high, according to official figures.


The Office for National Statistics (ONS) said the unemployment rate also increased to 8.1%.

The unemployment total for 16-24 year olds hit a record high of 991,000 in the quarter, a jobless rate of 21.3%.

The number of people out of work and claiming benefits rose 17,500 to 1.6 million in September.

Other figures showed a record cut in the number of part-time workers, down by 175,000, and there was also a record reduction of 74,000 in the number of over-65s in employment.


The Employment Secretary, Chris Grayling, said that what the UK was now seeing was "the impact of the international financial crisis".

Student Housing Valuable Asset Class

With the new academic year under way buy to let investors mortgage are looking at student accommodation for a sound return.


 Knight Frank head of residential research Liam Bailey said this real estate "has been classed as being quite an attractive option for a lot of investors".

If you are looking to invest in the student buy to let market then look to cities which are home to "bigger, higher profile universities". Look to cities such as Oxford, Cambridge, Manchester, London and Cardiff.

He explained this is because of an undersupply of properties and a "huge demand" caused by people from overseas trying to find a place to stay.

The educational institutions seeing the highest rises in student numbers should be sought after, Mr Bailey declared.

His comments echo a report from Savills, which asserted the asset class of student housing is becoming increasingly polarised.

Developers and investors were advised by director of research at the firm Yolande Barnes to look at the market and academic prospects at "a highly localised level" to determine a site's long-term viability.

Wales Sees Fastest Month on Month Rental Increase

Rents saw their largest monthly increase in a year in August, rising by 1.2% to an average of £713 per month, according to the latest buy-to-let index from LSL Property Services.

The average rent in England and Wales in August surpassed the previous record high of £705 in July.

 Arrears also increased, for the first time since April, with 10.7% of all rent unpaid or late by the end of August, up from 9% in July.
 
Unpaid rent totalled £300m in August, up 19.5% from £251m in July, but LSL says an August rise in arrears is a seasonal phenomenon.
 
On a monthly basis, rents increased fastest in Wales and the South-East, where they rose by 2.1%.
 
The next biggest increases were in London and the South-West, where they rose by 1.5% and 1.3% respectively, putting average rents in London at a new high of £1,025 per month.
 
Rents only declined in the Midlands compared to July, falling by 0.4% in both the West Midlands and the East Midlands.
 
The average yield across England and Wales was 5.2% in August, while the average total return was 2.6%.
 
David Brown, commercial director at LSL, says: “We are in the thick of the busiest time of year for the rental market, and red-hot demand for properties is driving rents up at their fastest monthly pace in the last 12 months.
 
“Recent graduates moving for their first jobs have further exaggerated the long-term and growing demand from frustrated buyers.
 
“With significant improvement in the number of buyers able to secure a mortgage unlikely in the foreseeable future, competition for rental accommodation will not drop and further rent rises remain on the cards.”
 
 
Brown says that new property investors are being drawn to the market by rental income and yields rather than thoughts of immediate capital gains.
 
He adds that while summer holiday spending can be used to account for the rise in arrears in August, rising rents and inflation are taking their toll on tenants.
 
 
Brown says: “While we expect arrears to fall back into line in the short term, the growth is indicative of the mounting pressure facing tenants. With rents rising so quickly, soaring inflation and an uncertain economic outlook, over the long term we anticipate that rental arrears will become a growing financial problem for landlord.”

Landlords Are You Protecting Your Tenants Deposit?

Landlords should wish to ensure they protect their tenants' deposits following advice from the housing charity Shelter.


Principal solicitor at Shelter John Gallagher said during a BBC Money Box podcast that this ought to be done within 14 days of receiving the money.


He noted that last year, Shelter dealt with 4,000 cases where tenants had either not been notified that their landlords had protected their deposit or situations when this did not occur at all.

 

He added: "This is only discovered when it comes to the end of the tenancy and that's where the problem comes into place."





"There is no penalty for the landlord not protecting the deposit" at this time, Mr Gallagher continued.
