It seems that 2011-12 academic year has just started, but now is the time to market your property for the 2012-13 academic year so as an experienced Cardiff lettings agent we wanted to share some of our experience and put together a helpful guide for landlords and property investors looking to the buoyant Cardiff student rental market and maximising your cash flow with House of Multiple Occupation (HMO) .
1.       Location, location, location
As with any property investment location is key. Cardiff boasts several academic institutions so finding a an existing House of Multiple Occupation (HMO) or a property for convertion close to one of the following shouldn’t be too hard:

·         Cardiff Metropolitan University (UWIC) Llandaff campusa (invest in Llandaff, Canton&Gabalfa)

·          University Hospital Wales (Heath, Gabalfa & Roath)
2.       Bathing & Sanitary
Make your HMO property more appealing to prospective student tenants by offering separate WC and if you can more than one shower/bathroom.
3.       Students are Social
Student property can be an excellent investment and can generate fantastic yields, but try to include a communal area. Some of our best performing student properties offer an open plan kitchen/living room where the student tenants can all relax together and watch a dvd on their flat screen tv.
4.       Broadband
Slow broadband equals unhappy tenants. Today’s students are forever tweeting or liking something or downloading music from iTunes, so broadband bandwidth and speed is VERY important to today’s student tenants. 
If you are providing broadband as part of the rental package make sure you have enough bandwidth for the number of tenants renting otherwise prepare for the constant moans and groans about broadband.

We have a very good relationships with many of the tenants of the Cardiff property we manage in particular a great bunch of guys who are Cardiff students  living in a House of Multiple Occupation (HMO) just off Whitchurch Road.
While visiting them this week two of the tenants  mentioned they have friends looking for property in the area, three separate groups looking for a 3 bedroom property, 4 bedroom property and a group looking for a 5 bedroom property ideally in located along Whitchurch Road, or one of the side streets such as “The Colonies”.
Then it dawned on me when I left this particular property on Australia Road, I looked up and down the street and saw a variety of Cardiff lettings agent boards, in particular one property directly across the road which is being advertised by two Cardiff property agents and has been available for rent since June this year.   But why haven’t they been let when I have just been told of three separate groups looking for similar?

Student Landlords: Applications for Welsh Universities Down 12.3 per cent

WebLetz a Cardiff Letting Agent and provider of information and letting agent solutions to Cardiff Landlords and property investors across South Wales have delved deeper into the latest figures provided by University and Colleges Admissions Service (UCAS) to assess the outlook for Student Landlords in Cardiff and across Wales. 
It has been well documented in the press that the potential tripling of course fees to £9000 per year at some universities has resulted in a 9% drop in University applications for 2012. So how what are the figures for Welsh University towns?
WebLetz a Cardiff Letting Agent has been reviewing the data posted on the UCAS website and Welsh universities have seen a 12.3 per cent fall on applications from last year compared to English Universities seeing a 9.1 per cent fall, Scottish universities a slight fall in applications of 1.1 per cent and universities in Northern Ireland seeing a minimal increase in applications of 0.1 per cent on 2011. On the plus side Welsh universities have seen an 11.8 per cent increase in applications from Non EU applicants.
