Tenant
Word of Mouth a Powerful Channel for Cardiff Lettings Agent
11/25/2011 11:08:50 AM
We have a very good relationships with many of the tenants of the Cardiff property we manage in particular a great bunch of guys who are Cardiff students  living in a House of Multiple Occupation (HMO) just off Whitchurch Road.
While visiting them this week two of the tenants  mentioned they have friends looking for property in the area, three separate groups looking for a 3 bedroom property, 4 bedroom property and a group looking for a 5 bedroom property ideally in located along Whitchurch Road, or one of the side streets such as “The Colonies”.
Then it dawned on me when I left this particular property on Australia Road, I looked up and down the street and saw a variety of Cardiff lettings agent boards, in particular one property directly across the road which is being advertised by two Cardiff property agents and has been available for rent since June this year.   But why haven’t they been let when I have just been told of three separate groups looking for similar?

With all the marketing channels that exist such as online property portals and social media have many of us become too reliant of these as the only source for tenants and landlord leads?

As a Cardiff lettings agent we believe our local knowledge and the relationships we have forged with landlords and tenants coupled with our competitive, fixed price approach means our tenant finders service and property letting management is the perfect solution for connecting landlords with their perfect tenant.

WebLetz is a property letting management company that is helping to cost the cost of connecting landlords and tenants across Cardiff and South Wales.

We can be contacted via info@webletz.co.uk or telephone 0845 496 0000.
Rent in Cardiff or Buy?
11/21/2011 2:09:56 PM
The Nationwide House Price Index for October 2011 recorded the average Cardiff house price at £204,599 and according to Cardiff Council research the average Cardiff household income equates to £31,829 per annum. The cost of the average Cardiff house is now 6.4 times the average Cardiff household income.
So is a citizen of the Welsh capital better to rent in Cardiff or Buy a property in the principality?
Let’s look at the figures, to purchase the average Cardiff house with a 80% Loan to Value (LTV) mortgage a buyer would need a 20% deposit which equates to £28,563.40 and will then have to pay the taxman 1% of the cost of the property as a “Stamp Duty” which is a further £2,045.99 (Although first time buyers are exempt up to £250,000 threshold applies from 25 March 2010 up to 24 March 2012 inclusive) and then added to the equation is the lenders arrangement fees from £499 to £1995.
So to purchase an average house in Cardiff a figure ranging between £31,108.30 to £32,604.39 is needed before any legal fees, surveyors fees and removal costs are taken into consideration take the figure up to a ball park £35,000, no wonder the average age of a first time buyer in the UK is now 43, what hope have you got it you have left university with a large loan for tuition fees?
So now you have your thirty something thousand pounds saved and armed with your 80 per cent Loan to Value fixed rate mortgage you can expect to pay rate circa 3.5% if you have a squeaky clean financial track record which equates to a monthly repayment of about £587

As a Cardiff lettings agent we are still seeing a trend of rising rent prices even though we are entering the so called “quiet period”, but what can you expect to pay per calendar month?

Cardiff Rent, How much will you pay?
One bedroom              Average rent £494 per calendar month
Two bedrooms                        Average rent £619 per calendar month
Three bedrooms          Average rent £575 per calendar month
Four bedrooms                        Average rent £999 per calendar month
Five bedrooms                        Average rent £1,251 per calendar month

As you can see a family with two children requiring a 3 bedroom property can look to pay £575 per month to rent in Cardiff and not have the hassle of the structural up keep of their home or have to worry about the heating packing up, they can leave the hassle and stress to the landlord or their property letting management company, or having saved their thirty thousand something pound pay £587 to own their own home.

Finding the Perfect Tenant
Reduce Void Periods and Receive your Rent on Time

Pre-Referenced Tenant
11/11/2011 11:56:32 AM
WebLetz a Cardiff Letting Agent and provider of low cost, fixed price letting agent solutions such as £120 professional tenant finders, 5% property management and rent guarantee are also very selective about which potential tenant they show around you buy to let and investment property as we have a process in place of ensuring all enquiries result in a pre-referenced tenant.

From a landlords perspective it’s important to reduce void periods and gaps between tenancy agreements, but it is also equally as important to ensure you get the right tenant who is going to pay the rent on time each month and treat your property with respect that why every prospective tenant registered with WebLetz a Cardiff Letting Agent is a pre-referenced tenant.

That’s why WebLetz a Cardiff Letting Agent ask every tenant who contacts us regarding one of our rental properties to complete a short “tenant registration” form. Part of this form asks a tenant to provide the name and contact detail of their last two landlords and we request their permission to contact their previous landlord for a reference before they even view one of properties.

WebLetz a Cardiff Letting Agent tenant referencing is a unique approach and ensures we provide our Landlords with the full picture which you wouldn’t get from a referencing agency enabling us to ascertain how a tenant may conduct themselves throughout a tenancy agreement. We have found landlords can give a one hundred per cent unbiased and informative opinion as they have had one to one experience in dealing with the tenant at first hand.
Why do we pre-reference tenant before a property viewing?
We only want the best tenants available for our landlord’s property so by referencing before we show a property we are straight away able to “separate the wheat from the chaff” freeing up more of our time to concentrate on desirable tenants with no skeletons in the closet who are not going to slow the process up.
We have found that referencing up front results in a more efficient rental process giving piece of mind to landlords in Cardiff and across South Wales. Referencing prior to viewings removes tenants who have had disputes with landlords at the first stage of the rental process, not just before a tenancy agreement is about to be signed. Our method of referencing produces a reduction in the time to find a tenant for your property and results in a hassle free tenancy.

The Murky World of Estate Agent & Letting Agent Fees
10/27/2011 9:02:07 AM
With house prices stagnating, high unemployment across Great Britain an uncertain outlook for the UK economy, and month on month rent increase Estate Agent & Letting Agent Fees are coming under more and more scrutiny.
The Guardian published an article on 25th October 2011 talking about the partners at Knight Frank sharing a £73 million bonus and how agents such as Foxtons are not willing to negotiate below 2.5% on sales fees even though the UK property market has taken a hit.
General consensus is sales fees range from 0.75% to 2.5% with the national average coming in at around the 1.8% fee to sell a property in the UK.

Demand for Buy-To-Let Mortgages Booming says Bank of England
10/23/2011 3:22:28 PM

Demand for buy-to-let mortgages has increased significantly in recent months as landlords rush to cash in on the continuing boom in rental prices, according to the Bank of England. The scramble to purchase rental properties is even leading would-be buyers to put in sealed bids in some areas of the south-east.

In its latest Trends in Lending Report the Bank said most major UK lenders reported demand for buy-to-let lending continuing to increase over the summer, reflecting rising rental yields.

Student Housing Valuable Asset Class
10/11/2011 6:37:37 PM

With the new academic year under way buy to let investors mortgage are looking at student accommodation for a sound return.

Knight Frank head of residential research Liam Bailey said this real estate "has been classed as being quite an attractive option for a lot of investors".

If you are looking to invest in the student buy to let market then look to cities which are home to "bigger, higher profile universities". Look to cities such as Oxford, Cambridge, Manchester, London and Cardiff.

He explained this is because of an undersupply of properties and a "huge demand" caused by people from overseas trying to find a place to stay.

The educational institutions seeing the highest rises in student numbers should be sought after, Mr Bailey declared.

His comments echo a report from Savills, which asserted the asset class of student housing is becoming increasingly polarised.

Developers and investors were advised by director of research at the firm Yolande Barnes to look at the market and academic prospects at "a highly localised level" to determine a site's long-term viability.

Wales Sees Fastest Month on Month Rental Increase
10/6/2011 8:20:27 PM

Rents saw their largest monthly increase in a year in August, rising by 1.2% to an average of £713 per month, according to the latest buy-to-let index from LSL Property Services.

The average rent in England and Wales in August surpassed the previous record high of £705 in July.

Arrears also increased, for the first time since April, with 10.7% of all rent unpaid or late by the end of August, up from 9% in July.

Unpaid rent totalled £300m in August, up 19.5% from £251m in July, but LSL says an August rise in arrears is a seasonal phenomenon.

On a monthly basis, rents increased fastest in Wales and the South-East, where they rose by 2.1%.

The next biggest increases were in London and the South-West, where they rose by 1.5% and 1.3% respectively, putting average rents in London at a new high of £1,025 per month.

Rents only declined in the Midlands compared to July, falling by 0.4% in both the West Midlands and the East Midlands.

The average yield across England and Wales was 5.2% in August, while the average total return was 2.6%.

David Brown, commercial director at LSL, says: “We are in the thick of the busiest time of year for the rental market, and red-hot demand for properties is driving rents up at their fastest monthly pace in the last 12 months.

“Recent graduates moving for their first jobs have further exaggerated the long-term and growing demand from frustrated buyers.

“With significant improvement in the number of buyers able to secure a mortgage unlikely in the foreseeable future, competition for rental accommodation will not drop and further rent rises remain on the cards.”

Brown says that new property investors are being drawn to the market by rental income and yields rather than thoughts of immediate capital gains.

He adds that while summer holiday spending can be used to account for the rise in arrears in August, rising rents and inflation are taking their toll on tenants.

Brown says: “While we expect arrears to fall back into line in the short term, the growth is indicative of the mounting pressure facing tenants. With rents rising so quickly, soaring inflation and an uncertain economic outlook, over the long term we anticipate that rental arrears will become a growing financial problem for landlord.”

Landlords Are You Protecting Your Tenants Deposit?
10/6/2011 5:53:42 PM

Landlords should wish to ensure they protect their tenants' deposits following advice from the housing charity Shelter.

Principal solicitor at Shelter John Gallagher said during a BBC Money Box podcast that this ought to be done within 14 days of receiving the money.

He noted that last year, Shelter dealt with 4,000 cases where tenants had either not been notified that their landlords had protected their deposit or situations when this did not occur at all.

He added: "This is only discovered when it comes to the end of the tenancy and that's where the problem comes into place."

"There is no penalty for the landlord not protecting the deposit" at this time, Mr Gallagher continued.

You can find information about Government backed schemes here:

Unpaid rent and cleaning costs are the most popular reasons for landlords to withhold this money, recent research from mydeposits.com indicated.
