WebLetz a Cardiff Letting Agent and provider of information and letting agent solutions to Cardiff Landlords and property investors across South Wales have delved deeper into the latest figures provided by University and Colleges Admissions Service (UCAS) to assess the outlook for Student Landlords in Cardiff and across Wales.
It has been well documented in the press that the potential tripling of course fees to £9000 per year at some universities has resulted in a 9% drop in University applications for 2012. So how what are the figures for Welsh University towns?
WebLetz a Cardiff Letting Agent has been reviewing the data posted on the UCAS website and Welsh universities have seen a 12.3 per cent fall on applications from last year compared to English Universities seeing a 9.1 per cent fall, Scottish universities a slight fall in applications of 1.1 per cent and universities in Northern Ireland seeing a minimal increase in applications of 0.1 per cent on 2011. On the plus side Welsh universities have seen an 11.8 per cent increase in applications from Non EU applicants.
For a long time student accommodation has represented the best performing sector for landlords, with strong levels of demand, full occupancy levels and good prospects for rental growth, student landlords have seen a great return on their investment. As a Cardiff Letting Agent we have been helping Cardiff landlords with our £120 Cardiff tenant finder service and 5% Cardiff property management fees.
However, a decline in student applications coupled with a surge in the number of undergraduates intending to go to a local university to save money could lead to a situation where there aren’t enough students to support the buy-to-let market in some university towns.
With Cardiff University recognised as one of Britain's major teaching and research universities with an international reputation for the quality of its work which still attracts staff and students from around the world that coupled with the University Hospital Wales and Cardiff Metropolitan University (UWIC) there is sure to still be a high demand for quality Cardiff property and student housing in the Welsh capital and a need for Cardiff Letting Agent services.
